What drives prices by region
Region is only the starting point. Two cottages a few kilometres apart can price very differently when one has safe swimming, a private dock, sunset exposure, a hot tub, or easy road access. Summer demand also rewards full-week inventory, especially around long weekends.
The Canada model uses Ontario region bands, then adjusts for season, bedroom count, guest capacity, and waterfront access. The broad spread is consistent with 2025–2026 short-term-rental market data: AirROI reported a $331 District of Muskoka average daily rate, while AirDNA reported a $293 Prince Edward County average daily rate through August 2026.12
US vacation-rental pricing is highly local. A Catskills cabin, a Poconos lake house, a Tahoe ski home, and a Smoky Mountains lodge can sit in completely different rate bands even at the same bedroom count. Lakefront access, ski proximity, mountain views, hot tubs, pools, and large-group amenities can all move the price.
The US bands are planning assumptions informed by published 2025–2026 reports. AirROI reported a $327 average nightly rate in the Town of Catskill and $383 in Coolbaugh Township in the Poconos; AirDNA reported $541 in Tahoe City, while a Gatlinburg report citing AirDNA showed $343.6789 Those market averages mix property sizes, so this calculator applies separate bedroom and feature adjustments.
How early should you book?
For a flexible Ontario off-season weekend, a few weeks may be enough. For a specific lake, July or August dates, waterfront, pet-friendly inventory, or a cottage that sleeps eight or more, start months ahead. District of Muskoka short-term-rental data reported an average booking lead time of 69 days for its 2025–2026 dataset.1

- Peak summer: begin looking three to six months ahead; holiday weeks and standout waterfront properties can move earlier.
- Shoulder season: six to ten weeks is a useful planning window when your dates and property type are flexible.
- Winter: ski weekends and holiday dates need more lead time than ordinary midweek stays in four-season destinations.
A low nightly rate is not useful if the property requires a full week. Some local rules or hosts impose seasonal minimums; compare the complete stay cost, not only the headline rate.
Fee traps to check before paying
A cottage, cabin, lake house, or vacation rental that looks cheaper in search results can cost more at checkout. Read the price breakdown and rental agreement before making a non-refundable payment.
- Cleaning and linen fees: confirm whether towels, bed linens, garbage removal, and required checkout chores are included.
- Pet charges: a fee does not always mean every breed, size, or number of pets is accepted.
- Platform or administrative fees: this estimator does not add a generic platform fee because it varies by channel and booking structure.
- Damage deposit: ask how much is held, when it is charged, the return timeline, and what evidence is required for a deduction.
- HST and accommodation tax: the Canada calculator can add Ontario’s 13% HST when applicable. Municipal accommodation taxes, where used, are not included.
- Sales and lodging taxes: the US calculator uses a 12% planning allowance when taxes are switched on. Actual state, county, city, and special-district rates vary and must be checked for the property address.
- Utilities and extras: firewood, boat use, hot-tub service, resort charges, EV charging, and septic overages may be separate.
Short-term rental rules are local
Ontario cottage-country rules are not uniform. Municipalities may require host licensing, set occupancy or parking limits, restrict minimum stays, collect accommodation taxes, or enforce noise and fire-safety standards. The Township of Muskoka Lakes, for example, states that its Short-Term Rental Accommodation Licensing By-law 2025-049 is in effect and defines an STRA as accommodation offered for 28 consecutive days or less.4
Before booking, confirm the listing is permitted in the exact township and read the house rules. Before operating a rental, use the municipality’s current bylaw page rather than relying on a platform summary.
US short-term rental rules vary by state, county, city, and sometimes neighborhood or homeowners’ association. A destination may require a permit, cap occupancy or vehicles, limit where rentals can operate, impose quiet hours, collect lodging taxes, or restrict rentals below a minimum number of nights.
Check the official rules for the exact property address. “Lake Tahoe,” the Catskills, the Poconos, and the Smoky Mountains each cross multiple local jurisdictions, so a regional summary is not enough.

Is the damage deposit part of the trip cost?
A refundable deposit is money held against possible damage, not usually an expense. The calculator excludes it from the trip total and per-person result, but adds it to the separate amount of funds you may need available.
When should I book a summer stay?
For waterfront or lakefront, pet-friendly, large-group, or holiday-week inventory, begin several months ahead. More flexible shoulder-season stays may need less lead time.
